This project consists of a 4-storey boutique condominium building with three residential strata suites. The building is seen as a ‘camera’ capturing and framing views south towards the water, with an architectural concrete carapace and glass lenses. These components are protected by large southwest facing balconies diminishing low-angle west sun and deflecting wind off the water. The balconies are augmented by horizontal wood and metal sunshades above level 4 to tackle the south sun at the top level.
The presence of wood is felt on the exterior soffits and the jambs of the masonry portals, and at the main entrance. The visitor is drawn over flagstones at the entrance, then approaches the glass entrance lobby that terminates the entrance vista, drawing the residents home. The landscape is fed metaphorically from a series of roof scuppers cascading down from the uppermost green roof.
